House overview

History

Welcome to Cherry Cottage. This one-of-a-kind property is for sale for the first time in 25 years.

Originally part of a land grant “Lamborne” in 1681, the current house was built in 1797 and expanded twice.

Originally a 138-acre farm, the remaining 1.7 acres includes the main house, 1500 square feet barn, in-ground pool, springhouse ruins and pond.

Updates

The house has been fitted with a high-efficiency natural gas hydronic heat system as well as updated plumbing, including a first-floor powder room, three modern baths on the 2nd floor and provision for two additional baths on the 3rd floor.

  • The well was replaced in 2005 with a very productive deep well.

  • A 200-amp electrical service and lighting has been updated throughout.

  • The walls are 20” thick stone and insulation has been retrofitted whenever renovations were performed. Air conditioning is seldom required due to the mass of the stone.

  • Floors, stairs, and central beams have been reinforced.

  • Original leaky single-pane windows have been replaced with double-pane vinyl-clad wood windows.

First floor

  • The expansive kitchen was designed for serious cooking and entertaining; with dual sinks, multiple workstations, and plenty of lighting.

  • The 1st floor center hallway is 9’ wide and runs the entire depth of the house. Guests can comfortably flow from large rooms that connect to the hallway.

  • The “breakfast” room in the back of the house opens onto a spacious three-tiered deck.

  • Dual exits from the deck lead to the in-ground pool and fenced-in garden. A doorway from the lower level also opens into the lower garden.

  • In addition to the rear entertaining space, French doors from the living room open onto an enclosed side porch, a place for birdwatching, sunsets, snowstorms, brunch and more.

  • The basement is currently being used as an exercise/entertainment space.

  • At the rear of the property is a 1500 ft2 2-story barn currently used for garden and automotive supplies. This could be converted into an in-law suite/apartment.

Upper floors

  • The private space on the upper floors is designed for a large family or guests.

  • The master suite includes the master bedroom, bath with clawfoot tub and shower, walk-in closet, and home office.

  • There are three additional bedrooms and two additional baths on the 2nd floor. The newest bath includes a “wet room” with shower and soaking tub.

  • The 3rd floor consists of two additional bedrooms, a 2nd home office.

Location

The yard is large and connects to Lenni Park, which includes baseball, basketball, playground, and fields.

This rare property is located in the Award-Winning Rose Tree Media Schools, has easy access to major highways, great shopping and the Philadelphia airport are nearby.
